What deposit is required when making an offer?
A deposit is typically 5% of the purchase price and is due within 24 hours of an accepted offer. This deposit forms part of your down payment and is held in trust by the listing brokerage until closing.
Do I need mortgage pre-approval before searching?
Yes — getting pre-approved is one of the most important steps before you start viewing homes. It confirms your budget, strengthens your offer, and shows sellers you're a serious buyer. I can connect you with a trusted mortgage broker to get started quickly.
How much are closing costs in Ontario?
Closing costs typically range from 1.5% to 4% of the purchase price. They include land transfer tax (provincial and municipal if in Toronto), legal fees, title insurance, home inspection, and adjustments. First-time buyers may qualify for a land transfer tax rebate of up to $4,000.
Should I buy before selling my current home?
This depends on your financial situation and risk tolerance. Buying first gives you time to find the right home without pressure, but carries the risk of carrying two properties. How long does the buying process take?

How do bidding wars work in Ontario?

Can I buy with less than 20% down?
